I just bought a house. Pending inspections. Engineer. All that junk. All happened so quickly, but I'm psyched! No more rent for this mofo. Kinda scary doing this all by myself, but I think it'll be fun. Just had to share the news...

Umm...For sale by owner. For me, my money went further with a FSBO house. The same house would have fetched about $10K more if it had been listed with an agent.

Don't compromise. I ALMOST put an offer on one that was REALLY nice, but didn't have some of the features I wanted. Thankfully, I decided to hold off for one that would have everything I wanted. Not 5 days later, I found that one. So, be patient to an extent. But, don't be afraid to act quickly if you find one you like. Over in Longview houses are selling CRAZY fast. It's not uncommon for houses to get contracts within 3 days of being listed.

I've been looking online for about 1.5 years, but I only seriously started looking about a month ago. I'm no expert, but I think I did pretty well.

Oh, and if you're like me (single), bring along an unbiased female. I had coworkers/family look at things with me to give me a female's perspective.

In the DFW area, if you've sold your house and you're looking... You should do quite well. I sold my house less than a week after the sign was put in my front yard. But, most of the houses in my neighborhood have been for sale for many, many months. So, I was fortunate. It was actually the second person that looked at the home that made the offer for just $200 less than I was asking.

If you're looking to be a pre-owned home, now is an absolutely great time to do so.
